Local knowledge

Local notes for land buyers and sellers

Check water, septic and access

Rural lots may need a well, a septic system and a driveway permit. Ask what is available at the property line before you write an offer.

Read the maps

Look at FEMA flood maps, utility and pipeline easements and the survey. They decide where you can build.

Understand ag valuation

Land used for agriculture can qualify for a lower tax valuation. Changing the use can trigger back taxes called rollback taxes. Confirm with Collin CAD.

Common questions

Straight answers.

Is the land buildable?

We check city limits or the extraterritorial jurisdiction, utilities, floodplain and access, and ask for a survey while your option period is still open.

What are rollback taxes?

If land with an agricultural valuation changes use, back taxes for earlier years can come due. Ask about this before you buy or sell.

Is land financing different from a home loan?

Often, yes. Land loans can require a larger down payment and different terms. A lender can explain your options.
